Montana 40 acre suggestions

Hi I live in NW Montana, own a 40 acre flat black soil, currently lease to a local farmer, 1st year paid 50$ per acre to me, this past year I was paid 1/3 for myself, 2/3 for farmer. I am trying to maximize income to help pay the mortgage. Any suggestions?

Welcome to the forum.

Not knowing what the crop was and how it produced, did the 1/3 share work out better than the flat rate?

Have an Ag extension office nearby where you could talk to someone and get a feeling for what is the usual setup in your area?
